Sources & Methodology
Data updated July 2026Every estimate on this page blends three data sources, then adjusts for your ZIP code.
- Material & project baselines — curated from HomeAdvisor / Angi True Cost Guide, Fixr, and Remodeling Magazine's Cost vs. Value Report. Reviewed quarterly.
- Labor rates — U.S. Bureau of Labor Statistics Occupational Employment and Wage Statistics (May 2024 release), by trade, with standard contractor markup.
- Regional multiplier — ZIP3-based, derived from BLS metro wage differentials and materials-cost indices. Ranges roughly 0.82× (lowest-cost rural markets) to 1.55× (highest-cost coastal metros).
Estimates are for planning only; real contractor bids for the same scope typically spread 15–30%. Read our full methodology for the exact formula, contingency guidance, and what's not included.
How much does window replacement cost?
Replacing windows in 2025 costs $500–$1,600 per window installed for standard sizes, with vinyl double-hungs at the low end and wood-clad casements at the high end. A whole-house replacement of 10–15 windows typically runs $7,500–$22,000. Fiberglass and premium wood windows (Marvin, Andersen 400, Pella Architect) push individual window prices to $1,200–$2,800 installed. Our calculator estimates by window count, size class, frame material, and ZIP-adjusted labor.
What's driving the price
- Frame material — biggest single factor. Vinyl $400–$900 per window installed; fiberglass $700–$1,400; aluminum-clad wood $900–$2,200; solid wood $1,000–$2,500+.
- Window style. Double-hung is the cheapest per opening; casement and awning add 10–20%; bays and bows add 200–400% because they're structural.
- Glass package. Double-pane low-E is standard. Triple-pane adds $80–$200 per window and is worth it in Zone 6+ climates. Impact-rated glass for hurricane zones adds $200–$500 per window.
- Size. Standard sizes (up to 3'×5') carry pricing above. Large picture windows or oversized casements above 4'×6' can double the price.
- Installation type. Insert replacement (frame stays, new sash goes in) is cheapest. Full-frame replacement (down to the studs) is 30–50% more but lets you replace rotted framing and improve flashing.
Insert vs. full-frame — which do you need?
Insert (retrofit) replacement is fine when the existing frame is straight, dry, and rot-free. It saves labor and preserves interior trim, but you lose ~1" of glass in each direction.
Full-frame replacement is required when the existing frame is rotted, out of square, or the flashing is compromised (common in homes built before 1990). It's also the right call for storm-code upgrades and gives you maximum daylight.
Ask the installer to open one frame corner during the estimate to check for rot before committing to insert-only.
How to use the calculator
Count your windows by size class (small under 12 sq ft, medium 12–20, large 20+), pick your preferred frame material and glass package, and enter your ZIP. The estimate includes install labor, standard flashing, and interior/exterior caulking. It does not include interior trim replacement or exterior siding patching if you're doing full-frame.
Energy savings — reality check
Marketing for replacement windows heavily overstates energy savings. Real numbers, from Energy Star and DOE studies:
- Replacing single-pane with modern double-pane low-E: Typical savings $126–$465/year for an average home.
- Replacing already-good double-pane: Savings drop to $27–$111/year.
- Payback period: 25–50 years for most whole-house replacements based on energy savings alone.
The real reasons to replace are comfort (drafts, cold spots), noise reduction, exterior appearance, and functional issues (windows that won't stay open, condensation between panes). If your only reason is energy savings, air-sealing and insulation nearly always outperform window replacement dollar-for-dollar.
Best-value brands by tier
- Budget ($400–$700 installed): Milgard Style Line, Simonton 5500, ProVia Endure
- Mid-range ($700–$1,200): Andersen 100 Series, Marvin Elevate, Pella Lifestyle
- Premium ($1,200–$2,500): Andersen 400/A-Series, Marvin Signature, Pella Architect, Loewen

Common installation mistakes to catch
Even good windows fail if flashing is wrong. On install day, verify:
- Sill pan or liquid flashing at the rough opening bottom
- Head flashing with proper drip cap
- Backer rod and sealant — not just caulk in the gap
- Interior air seal with low-expansion foam (not fiberglass insulation stuffed in)
- Level and plumb — sashes should slide with one finger
Regional cost adjustments
Coastal California and Northeast metros run 25–40% above national baselines due to labor. Southern markets (TX, FL panhandle, GA) run 10–20% below. Hurricane-code zones (all of FL, most of coastal LA/MS/AL/SC/NC) require impact-rated windows or approved storm shutters, adding 25–50% to material costs.
Save without sacrificing quality
- Bundle a full-house replacement. Per-window install cost drops 10–20% when a crew is on-site for 3+ days vs. one-off replacements.
- Skip triple-pane in mild climates. Not worth the payback below Climate Zone 5.
- Vinyl in dry climates, fiberglass in wet. Vinyl expands and contracts more; fiberglass is dimensionally stable.
- Off-season timing. Late fall through winter is slower for most installers; 5–10% discounts are common.
- Skip the "lifetime" transferability upsell. Most homeowners never transfer, and the warranty rider is often $200–$400 per window with limited practical value.
Timeline
Standard vinyl replacements take 30–60 minutes per window on install day. Full-frame or custom sizes require 3–6 weeks lead time from order. Full-house whole-house replacements typically take 2–4 days on-site.
Financing and permits
Most jurisdictions don't require permits for like-for-like insert replacements but do require them for full-frame or size changes. Window financing pitches (especially in-home sales) are usually the most expensive option — compare to HELOC or 0% purchase card first.
Resale ROI
Vinyl replacement windows recoup roughly 65–70% ROI, wood 65–75%. The bigger benefit is usually curb appeal and comfort — new windows can transform how a home shows. Buyers ask about window age directly and it appears on inspection reports.
Savings Tips
- ✓Replace all windows at once — contractors give 10–20% volume discounts.
- ✓Choose insert (pocket) replacements when frames are sound to save $200+ per window.
- ✓Look for ENERGY STAR windows — federal tax credit covers 30% up to $600.
- ✓Vinyl offers the best value for most homes; save wood for historic properties.
