Epoxy floor coatings are a garage upgrade with a wide quality range: a $2/sqft roller kit from a big-box store and a $8/sqft professional polyaspartic system are called the same thing but perform completely differently. Knowing what's actually in the quote — and what your slab needs before coating — is the difference between a floor that lasts 10+ years and one that peels in the first hot summer.
What the coating types actually cost
For a standard 400 sqft two-car garage, installed prices:
- DIY water-based epoxy kit: $150–$400 materials. 1–3 year lifespan. Fine for basement laundry rooms and light-use garages, but not durable enough for hot-tire pickup or oil.
- DIY 100% solids epoxy kit: $400–$900 materials. 3–7 year lifespan with proper prep. Substantial upgrade from water-based; still not commercial-grade.
- Professional single-coat epoxy: $1,500–$2,800 installed ($3.75–$7/sqft). Contractor-applied 100% solids epoxy with basic decorative flake. 5–10 year lifespan.
- Professional polyaspartic system: $2,400–$4,500 installed ($6–$11/sqft). Multi-coat epoxy base + polyaspartic top coat, full decorative flake, edge chase. 15–25 year lifespan. Installs in a single day.
- Metallic epoxy: $3,500–$6,500 installed ($9–$16/sqft). Decorative artistic finish with pigment swirls. Same durability as standard epoxy — you're paying for the visual.

Why polyaspartic became the professional standard
Polyaspartic top coats cure faster (2–4 hours vs. 12–24 for epoxy), tolerate a wider temperature range during install, resist UV yellowing (epoxy alone yellows in sunlight), and remain flexible enough to handle slab movement without cracking. That's why single-day professional installations use an epoxy base coat for adhesion and penetration, then finish with polyaspartic for surface durability.
The catch: polyaspartic materials cost 2–3× epoxy, and installers charge more because the cure window is tight. That's why quotes range so widely.
Surface preparation is 60% of the job
The single biggest predictor of coating longevity is surface preparation, and it's where cheap quotes cut corners. Legitimate prep involves:
1. Concrete profiling. The slab must have a mechanical profile (roughness) between CSP-2 and CSP-4 depending on system. This is achieved with either:
- Diamond grinding ($1–$2/sqft): the professional standard. Removes 1/16" of surface concrete.
- Shot blasting ($1.50–$3/sqft): required for large commercial floors, overkill for residential.
- Acid etching ($0.10–$0.30/sqft materials only): the DIY method. Adequate for water-based coatings on new concrete; not sufficient for professional systems or older slabs.
2. Crack and joint repair. Cracks are cut, cleaned, and filled with a flexible polyurea filler. Control joints can either be filled (preferred for smooth surface) or honored (recut and refilled after coating). Prep-only crack repair: $50–$300 depending on quantity.
3. Moisture testing. Any slab-on-grade in humid climates should be tested for moisture vapor emission (calcium chloride test) before coating. High moisture = coating failure. Testing runs $50–$150.
If a quote is $2/sqft for "epoxy floor coating," ask specifically what prep they include. A quote without grinding is not really a professional epoxy floor.
Decorative options
- Solid color: cheapest. Any solid color coating adds no cost.
- Chip / flake broadcast: $0.25–$0.75/sqft. Small polymer chips broadcast into the base coat before top coat. Standard on most professional systems.
- Full flake / heavy broadcast: $0.75–$1.50/sqft. Nearly total flake coverage. Hides slab imperfections best.
- Metallic pigments: $2–$5/sqft. Artistic swirled finish. Premium look, same durability.
- Quartz aggregate: $2–$4/sqft. Highest slip resistance, common in commercial kitchens.
Regional and climate factors
- Cold climates: epoxy cures poorly below 55°F, so schedule installations for late spring through early fall. Heated garages can be coated year-round; unheated garages can't.
- Humid climates: moisture in the slab is the #1 failure mode. Moisture testing is essential.
- Coastal California, Northeast: installation labor 1.15–1.25× national.
When to DIY and when not to
DIY makes sense if you have a newer slab in good condition, want a 3–5 year finish, and are willing to spend a weekend on prep + coating. A 100% solids kit ($400–$800) applied over acid-etched concrete will look great for a while.
Hire a pro if:
- The slab is older than 15 years or has visible cracking.
- You're in a humid or hot-tire-pickup climate.
- You want a warranty (professional systems typically carry 5–15 year residential warranties).
- You want the job done in one day (polyaspartic is not a DIY chemistry — the pot life is 20–40 minutes).
Getting an accurate quote
Ask three installers for the same specification: system type (epoxy vs. polyaspartic), prep method (diamond grinding vs. etching), crack repair scope, decorative package, and warranty. A quote that doesn't call out prep is almost certainly cutting corners. Warranties under 5 years on a professional system are a red flag; 10–15 years is standard for polyaspartic.
